A licensed boutique hotel 15 minutes from Alicante: is it worth investing in?
A resort with a permanent hotel licence and an operating model ready to go, a quarter of an hour from Alicante. Why we selected it, what the market data say, how much it can earn and what you should know before investing.
Full read: about 20 minutes. If you only have three, stick to “In a nutshell” and the short answer.
Building a hotel in Spain takes years of permits and construction. Buying one that is already trading usually means a deal worth many millions. The Alicante Boutique Resort Estate offers an unusual middle path: a resort that is already built and equipped, with a permanent hotel licence to open all year round and an operating model ready to go. It sits on a private 3,510 m² estate beside the hills, with views towards the sea, a quarter of an hour from Alicante and 17 minutes from its international airport.
We have analysed it with you in mind: someone with capital to invest, little time and four clear questions. Is it worth it? What are the advantages? What are the drawbacks? What should you bear in mind before taking the step?
In a nutshell
- What it is

- What makes it special
- A permanent hotel licence: it is registered as an aparthotel and open all year round. Plus an operating model with professional management, ready to go.
- Where it is
- In San Vicente del Raspeig, beside the hills: about 15 minutes from central Alicante, 17 from the airport and 15 to 20 from San Juan beach. The estate is south-facing: it gets sun all day long, in winter too.

0:00 Building or buying a hotel: a middle path
Building a hotel in Spain can take years. And buying one that's already open usually costs many millions. This estate, 15 minutes from Alicante, offers a rare middle path. It's already built and equipped… with a permanent hotel licence, to open all year round. But is it worth investing in? Let's take an honest look.
0:23 The short answer
Our short answer is yes… for the right investor. It's a hotel business, ready to launch, on a property that holds its value as a large Mediterranean home. That double nature is what makes it interesting. Four things support it: demand, timing, scarcity… and the fact that the groundwork is already done. We'll look at each of them. It suits you if you want a licensed business that professionals can run for you… or a large private estate to share with family and friends. It's not for you if you'd rather have a long-term tenant paying a fixed rent, or a hotel right on the beach.
0:58 Why we selected it
Why did we select it? At SpainINT, we work mainly for buyers, and we speak from our own experience of buying and running property in Spain. When a project appears in Select, it's because we've studied it and believe it's worthwhile. In full transparency, the owners have asked us to present this estate to international investors. So we keep three things clearly apart: what the sales particulars say, what we've checked in public and market sources, and what our own business case projects.
1:28 What you are buying
Here's what you'd be buying. A private estate of more than 3,500 square metres… with six self-contained homes and two swimming pools. Three villas and three apartments, each with its own terrace or garden, sharing a sauna, a jacuzzi, a professional kitchen and a dining room. The asking price: €1,950,000. Taxes come on top, and they depend on how the purchase is structured.
1:54 One estate, two projects
One estate… two very different projects. For an investor, it's a business ready to run, with professional management and a single point of contact. Or, if you prefer, you can run it yourself, in your own style. For a family, it's a way of life: a main house and five guest houses, with the best parts shared. A place to bring generations together, or to stay for weeks at any time of year.
2:18 Living here
For many buyers, returns are only half the decision. The other half is life itself. The estate faces south, so it gets sun all day, even in winter. And according to the sales particulars, it opens onto a protected rural area, with trails to walk for hours. That means peace and privacy.
2:37 Where it is
Yet the city is close: central Alicante is about 15 minutes away, San Juan beach 15 to 20, the airport 17… and there are three golf courses nearby. The university, right here in San Vicente, and the European Union's Intellectual Property Office, in Alicante, bring visitors and long stays all year round. And you won't feel far from home: one in four people in the province comes from abroad.
3:04 Advantage 1: a hotel licence
Now, the advantages. The most important is the licence. In the Valencia Region, renting a home to tourists keeps getting harder. Registrations expire after five years. Stays are limited to ten days in a row. A new holiday let in a shared building needs three in five owners to agree. And a new buyer has to apply all over again. A hotel plays by different rules. This estate is a registered three-star aparthotel. Its licence doesn't expire while it keeps trading and meeting the requirements. There are no neighbours to ask. A change of owner is simply notified online, free of charge. And each unit can keep its own kitchen.
3:45 Advantages 2 to 5: built, connected, all year, flexible
Second: it's all built. No years of permits and construction… and the garden has had decades to grow. Solar panels with batteries also keep energy costs down. Third: connections. Alicante-Elche airport broke its record in 2025, with almost 20 million passengers… and it's still growing. Fourth: this area doesn't live on summer alone. Alicante's hotels were fuller than the Spanish average in eleven of the last twelve months, and six in ten hotel nights in the province are spent by visitors from abroad. Fifth: flexibility. The estate can be let unit by unit, or as a whole, for groups, retreats or long stays. And one day, you could sell it to a hotel operator, or to a family looking for a large home.
4:34 Advantages 6 and 7: entry price and purchase structure
Sixth: a reasonable price. About €2,540 per square metre built: less than the average for homes in the city of Alicante, more than in San Vicente… but with the land, the pools and a registered hotel included. For comparison, the average hotel deal in Spain in 2025 was worth around €22 million. And seventh: the purchase can be structured to pay less tax. We'll come to that.
5:02 The holiday rental market
Now, the holiday-rental market in San Vicente, over the last twelve months. More than a quarter of holiday rentals are no longer active, while the rules keep getting stricter. Those that remain earn almost 30% more. For a licensed hotel, less competition and more demand is good news. Winter is gaining ground, too. From November to March, occupancy rose from 43% to 55%. And guests stay six nights on average: long stays, typical of families and groups. Most of the competition only lets part of the year: six in ten listings, for 90 nights or fewer. A hotel open all year, with professional management and several sales channels, has a clear edge. The plan doesn't rely on record prices either. It assumes around €213 a night for the villas: in line with other villas with a pool in the area, and well below the most exclusive ones. And groups pay well. The best villas for 10 to 16 guests earn between €74,000 and €114,000 a year. With six homes and two pools, this estate can compete there too.
6:11 What can it earn?
So, what can it earn? Our business case starts from rental data for the estate's exact location, checked against a second source and local hotel figures. Holiday rentals in San Vicente average 59% occupancy, but most only let part of the year. So the plan uses a different benchmark, similar properties in Alicante and the city's hotels… and projects 69%. Once the business is established, that means around €260,000 a year from stays, before VAT: about €43,000 per unit. A premium figure, but a realistic one: better than three in four similar properties in Alicante, but outside the top 10%. Remember, that's gross revenue. Commissions, management, running costs and maintenance still come out of it. And the first year is planned prudently: it's the year to build bookings, reviews and reputation. Serious buyers can ask us for the full business case, year by year.
7:13 What you should know before deciding
No investment is perfect. Before deciding, be clear about this. It's a business, and the results depend on management. The real work lies in filling nights, with prices in line with the area. With six units, it works best as an exclusive place: for wellness, retreats, groups, families or long stays. The estate isn't on the beach: the sea is a 15 to 20-minute drive away. And buying in Spain has entry costs: between 4% and 13% of the price.
7:42 What it really costs to get in
So, what does it really cost to get in? It depends on the route. Buying the property in the usual way means an 11% transfer tax. With fees and other costs, that's around €254,000 in total: 13% of the price. Buying the hotel as a going concern, under certain conditions, brings it down to about €195,000: 10%. Buying with VAT, through a company that can deduct it and with the seller's agreement, brings it down to around €78,000: 4%. You could also buy the company that owns the estate. It's generally free of these taxes, but you take on its history, so it needs careful legal and financial checks. The difference between routes can exceed €175,000, so decide with a tax adviser from the start. And keep a budget for any refurbishment, plus a cash cushion for the first months.
8:37 The steps
If you're interested, these are the steps. Tell us what you're looking for, ask for the business case, and come to see the estate: the space, the light and the views are best understood in person. Choose the structure with a tax adviser, and carry out the usual checks. We coordinate them with you. If you live outside Spain, you'll need an NIE number and a Spanish bank account. And since April 2025, buying property no longer gives you residency through the golden visa.
9:06 Our answer
To sum up: a boutique hotel ready to go, with a hotel licence that doesn't expire, 15 minutes from Alicante… and, at the same time, a large private estate to enjoy. For the right investor, it's well worth a closer look. SpainINT presents it on behalf of its owners. In this video we've shared a large part of the business case. It has been prepared in great detail, but this is a complex investment, and it deserves personal attention and a thorough evaluation. If you're seriously considering it, as an investor or as a private buyer, let's talk. We'll walk you through the business case in person, arrange a private viewing and support you through the checks, the purchase and, if you wish, the management. 1. The short answer: yes, for the right investor
This is not a flat to let out in summer. It is a hotel business ready to launch, built on a property that keeps its value as a large Mediterranean residence. That dual nature is what makes it interesting.
Four reasons support it:
- Demand. Hotels in Alicante city had average occupancy of 77% over the last twelve months published, against 69% for Spain as a whole. For the estate’s units, the business case projects average occupancy of 69%, in line with similar-sized properties in the Alicante market.
- Timing. In San Vicente del Raspeig itself there are fewer active holiday rentals than a year ago, and those still trading earn more: 29.8% more on average.
- Scarcity. Getting a licence to host tourists today is increasingly difficult, and here one already exists.
- The groundwork is done. Facilities, licence and an operating model with professional management: the resort can run without starting from scratch.
Is it right for you?
Two very different profiles will find what they are looking for here. These are the signs that it suits you.
It suits you if…
- You want a licensed tourism business with the facilities and an operating plan already in place, which you can entrust to professional management.
- You want to diversify with an exclusive hotel asset, backed by a property with value of its own.
- You are looking for a large private estate on the Costa Blanca to enjoy with your family and friends, with room for everyone.
It does not suit you if…
- You prefer a long-term let with fixed rent and no holiday business.
- You want a beachfront hotel: this estate is 15 to 20 minutes from the sea, in a rural setting.
2. Why we selected it
At SpainINT we are not a traditional estate agency. We work mainly on the buyer’s side, and we speak from our own experience of buying, managing and operating property in Spain. So when a project appears in Select, it means something: we have studied it and we believe it is worthwhile.
In this resort we see a rare opportunity for two very different profiles. One is the investor looking for a tourism business with everything in place. The other is the private buyer looking for an exclusive property to enjoy a special lifestyle in Spain.
In full transparency
The owners have asked us to present it to international investors, and we say so plainly. That is why, in this analysis, we separate three types of information: data from the sales particulars, data verified in public and market sources, and the projections from our business case.

Lifestyle: An estate for your loved ones
- Space
- Main house and five guest houses
- To share
- Two pools, sauna, jacuzzi, terrace and kitchen
- Surroundings
- Hills, walking trails and views towards the sea
For many families from northern Europe, buying in Spain means buying a way of life. Here everyone has their own house, with its own terrace or garden, and the best parts are shared: the pools, the garden, the terrace and the kitchen. It is an estate for bringing several generations together, for friends, or for long stays at any time of year.
5. Living here: what the figures do not show
For many buyers, returns are only half the decision; the other half is what life there is like. The estate combines what northern Europeans value most: sunshine all year round on a south-facing estate, nature on the doorstep, privacy, and a city and international airport a quarter of an hour away.

6. The advantages
1. A hotel licence, just as holiday letting gets harder
In practice, a tourist accommodation licence is its entry in the Tourism Register. In the Valencia Region, letting a home to tourists is becoming increasingly complicated:
- A holiday home’s registration expires after five years and has to be renewed with a new report from the town hall.
- Each stay is limited to ten consecutive days.
- Since April 2025, opening a new holiday let in a building with shared ownership requires the approval of three-fifths of the owners’ association.
- If the property changes hands, the buyer has to apply for registration all over again.
A hotel is governed by different rules. This estate is registered as a three-star aparthotel, open all year round. That translates into several practical advantages:
- It does not expire. A hotel registration has no expiry date: it remains valid as long as the establishment is trading and meets the requirements.
- There is no owners’ association to ask for permission, because the whole estate belongs to a single owner.
- Changing the holder is simple. After the purchase, it is notified to the tourism authority with a responsible declaration, online and free of charge.
- Each unit can have its own kitchen. The aparthotel is the only hotel category that allows this, something much valued by families and by guests staying for several weeks.
2. Everything is built and equipped
Starting from scratch would mean finding land, obtaining permits and building: years of red tape before welcoming the first guest. Here the foundations are in place from day one, and the Mediterranean garden, which takes decades to grow, is already mature. The solar panels with batteries also cut one of the most significant fixed costs of accommodation with pools and a wellness area.
3. Well connected to Europe
Connectivity underpins demand. Alicante-Elche airport, about 17 minutes away, keeps setting records: almost 20 million passengers in 2025, the vast majority on international flights, and 9.9% more between January and August 2026. For a hotel like this, that means guests from all over Europe just a short flight away, and an easy break outside the summer too.

4. An area that does not live on summer alone
That climate draws travellers in winter too, and the hotels feel it. Those in Alicante city had average occupancy of 77% between September 2025 and August 2026, against a Spanish average of 69%, and beat it in eleven of the twelve months.
Demand is also growing and highly international:
- The Valencia Region welcomed 12.4 million international tourists in 2025, 4.2% more than the previous year. Between January and August 2026, arrivals were up 9% on the same period of 2025.
- In the province of Alicante, 60% of hotel nights are spent by travellers who live abroad.
- Fibre broadband opens the door to winter residents and remote workers.
Alicante fills its hotels better than the Spanish average

5. A flexible model and two possible exits
The combination of self-contained units, a professional kitchen, bar, dining room and wellness area makes several formats possible:
- letting by unit;
- packages;
- group stays;
- retreats;
- long stays;
- later on, a breakfast or restaurant concept.
What is more, the estate appeals to two very different buyers: a hotel operator and a family looking for a large residence with room for guests. That dual appeal widens the pool of potential buyers on the day you decide to sell.
6. A reasonable entry price
For €1,950,000 you buy 767 m² of built space, or around €2,540 per square metre. In September 2026, homes were advertised at an average of €2,743/m² in Alicante city, €2,767/m² across the province and €2,100/m² in San Vicente del Raspeig, 12.6% more than a year earlier.
The estate’s price is below the first two averages and above San Vicente’s, but here it includes a 3,510 m² plot, two swimming pools, a wellness area, a professional kitchen and a registered hotel establishment.

To put the figure in context, hotel investment in Spain totalled €4,275 million across 194 transactions in 2025, around €22 million per deal. This estate offers a far more accessible way into the hotel business, in a market that is enjoying a very strong moment: the first half of 2026 was the best start to a year on record for hotel investment in Spain.
7. A purchase that can be structured efficiently
In Spain, anyone buying a resale property normally pays property transfer tax (ITP). In the Valencia Region it is 11% when the price exceeds €1 million: €214,500 in this case. But a transaction like this one allows other routes:
- Buying the business as a going concern. If you acquire the hotel as a going concern and, among other conditions, keep the business, its tax domicile and its staff in the Valencia Region for at least three years, ITP falls to 8%: €156,000.
- Buying with value added tax (VAT) under the reverse-charge mechanism. If you buy through a company entitled to deduct VAT and the seller waives the exemption, you declare and deduct the VAT yourself in the same return. That way it is not a cost to you, and you only pay stamp duty (AJD) of 2%: €39,000.
- Buying the owning company. Buying the shares of the limited company that owns the estate is generally not subject to ITP or VAT. In return, you take on the company’s history, so a prior legal and financial review is advisable.
These routes cannot be combined and each has its own requirements. For example, if the hotel is sold as a going concern, the transaction does not carry VAT. Your tax adviser will tell you which one fits your situation. The key point is that the difference between them can exceed €175,000.
Purchase taxes depending on the structure
Tax on a price of €1,950,000.
Rules in force in October 2026: Valencia Region Law 13/1997 and VAT Law 37/1992. Each route has requirements and they cannot be combined.
7. The holiday rental market, in figures
We have analysed holiday rental data for San Vicente del Raspeig, the resort’s municipality, over the last twelve months: October 2025 to September 2026. The data come from listings on the major booking platforms, with their prices, occupancy and revenue.
Less supply and more revenue per listing
In one year, San Vicente has lost more than a quarter of its active holiday rentals (26.9%), against a backdrop of ever-stricter rules for holiday homes. Those that remain on the market are earning more: their average revenue rose by 29.8%, the average nightly rate by 22.8% and occupancy by 9.7%.
For a licensed hotel, which does not depend on the rules for holiday homes, this combination of less competition and more demand is good news.

Winter is gaining ground
The low season is becoming less and less low. Between November and March, average occupancy of holiday rentals in San Vicente rose from 43% to 55% in a year, and in January, the quietest month, from 33% to 46%. May was the highest-earning month and August the one with the highest occupancy.
Guests also book about two months in advance and stay six nights on average. These are long stays, typical of families and groups, which make planning easier and mean fewer check-ins, check-outs and cleans per night sold.
Winter is gaining ground

Plenty of part-time supply: an edge for professional management
Most of the competition is only let for part of the year:
- 59% of listings are offered for 90 nights a year or fewer, and barely 13% are open for more than 270 nights.
- Two in three are sold only on Airbnb; barely one in four uses several platforms at once.
A hotel open all year round, with professionally managed pricing and a presence on several channels (booking platforms, direct sales, agencies and groups), has the edge in this market.
Nightly rate: the plan does not need to charge more than the area
Two- and three-bedroom villas with a pool are a scarce product in San Vicente: only four were active last month. Over the last twelve months they charged an average of €235 a night. A comparable luxury villa in the area, with three bedrooms, a pool and a jacuzzi, charges an average of €303. The business case sets an average rate of around €213 a night for the resort’s villas, from €140 in winter to €290 in July and August.
Even adding cleaning, which these data include in the price and the plan charges separately, the projected rate is in line with the area’s villas with a pool and well below the top benchmark. The plan does not depend on record prices.
A prudent rate compared with villas in the area

Source: AirDNA (villas with a pool: 4 active listings) and SpainINT business case. Market data include cleaning; the plan, including VAT, charges it separately.
Groups and celebrations: a segment that pays well
Among the highest-earning properties in the area, villas for groups of 10 to 16 people stand out: the top three generate between €74,000 and €114,000 a year. With six units, two pools, a professional kitchen and a dining room, the resort can compete in this segment too, letting the whole estate for family gatherings, celebrations, retreats or corporate teams. It is one more commercial channel for filling it, especially out of season.
How it fits with the business case
Average occupancy of holiday rentals in San Vicente was 59% over the last year. It is calculated on the nights each listing is open for booking, and most are let for only part of the year. That is why the business case does not use that figure as its benchmark, but rather that of similar-sized properties in the Alicante market (between 68% and 71%) and that of the city’s hotels (77%). The resort is a hotel open all year round, with professional management and sales across several channels, and its scenario projects average occupancy of 69%.
8. What can it earn? The business case figures
For an investor, the key question is how much the resort can bring in. Our business case starts from holiday rental data for the estate’s exact location, cross-checked against a second data source and the area’s hotel statistics. These are its main figures for a stabilised year:
| Indicator | Business case projection |
|---|---|
| Units in operation | 6: three villas or chalets and three apartments |
| Average occupancy | 69% |
| Average nightly rate, including VAT | Around €188 (around €213 for the villas) |
| Nightly rate by season | Villas, €140 to €290; apartments, €115 to €220 |
| Resort gross revenue, from stays only | Around €260,000 a year excluding VAT (€285,600 including VAT) across all six units: around €43,000 per unit on average |
Gross revenue: before booking platform commissions, management, running costs and maintenance. Excludes breakfasts and other services. Guests pay for cleaning separately.
Three points to help you read these figures:
- It is a premium scenario, but a realistic one. The projected revenue per unit, around €43,000 a year on average, sits between the 75th and 90th percentiles of the Alicante market for properties of their size. That is above average, as befits a private estate with views, two pools and a wellness area, but well short of the extreme. Projected occupancy matches its segment, and rates are in line with those of villas with a pool in San Vicente.
- A second source confirms it. Using a different methodology, the villas’ target sits between the overall median and the upper-segment median, and the apartments’ target is even below the overall median, which leaves headroom.
- Results grow as the operation matures. The first year is budgeted prudently: it is the year for building bookings, reviews and reputation. From the second year onwards, with repeat guests, more direct sales and better-tuned pricing, results improve progressively.

Sources: AirDNA (Alicante market percentiles, normalised to exclude cleaning) and PriceLabs (medians). Target: SpainINT business case for the stabilised year.
From gross revenue, you deduct platform commissions, professional management, the estate’s running costs (local taxes, insurance, utilities, garden and pools) and a maintenance reserve. The business case details all these items year by year.

9. What you should know before deciding
No investment is perfect. These are the points worth being clear about, and how they are addressed:
- It is a business, but you do not have to run it yourself. A hotel’s revenue depends on how it is managed. That is why the resort comes with an operating model and professional management ready to go. If you prefer, you can also run it yourself or entrust it to another operator.
- The key is filling nights, not raising prices. The plan charges rates in line with the area’s villas; its occupancy relies on opening all year round, selling across several channels and managing pricing professionally. That is where the work lies, and that is what the planned management is designed for.
- The first year is a ramp-up year. Bookings, reviews and reputation take time to build. The business case budgets for this prudently and expects results to improve as the operation matures.
- A resort with its own personality. With six units, results depend more on price and services than on volume. It works best as an exclusive proposition (wellness, retreats, groups, families or long stays) rather than as a conventional hotel.
- Nature rather than beachfront. The beach is 15 to 20 minutes away by car. For anyone seeking calm, space and privacy, that is an advantage, but the estate is not a beach hotel.
- Buying in Spain comes with entry costs. Adding taxes, legal fees and the other transaction costs, the cost of entry ranges from 4% to 13% of the price, depending on the structure. It pays to get that decision right from the start.
10. What it really costs to get in
The price is not the whole investment. For an international buyer, taxes come on top of legal fees, advice and support with the purchase, plus the usual transaction costs. This table gives an order of magnitude based on the price of €1,950,000:
| Purchase route | Tax | Lawyer (≈ 1%) | Other costs (≈ 1%) | Approximate total |
|---|---|---|---|---|
| Buying the property (ITP, 11%) | €214,500 | €19,500 | €19,500 | €253,500 (13%) |
| Buying the business as a going concern (ITP, 8%) | €156,000 | €19,500 | €19,500 | €195,000 (10%) |
| Buying with VAT under the reverse-charge mechanism (AJD, 2%) | €39,000 | €19,500 | €19,500 | €78,000 (4%) |
Other costs: notary, land registry, administrative agent, translations, advice and support with the purchase. These are indicative figures and may be higher depending on the complexity of the transaction. ITP and AJD rates in force in the Valencia Region since 1 June 2026. On top of this, allow a budget for refurbishment and equipment, and a cash cushion for the first months of operation.

Frequently asked questions
Short answers to the most common questions about this opportunity.
When was this analysis prepared?
We prepared it in October 2026, with market data up to September 2026. Market figures change over time: if you are reading this later, ask us for the updated version.
How much does the Alicante Boutique Resort Estate cost?
The asking price is €1,950,000 and includes the 3,510 m² estate, the 767 m² of built space, its six units and the facilities. Purchase taxes and costs come on top, ranging from 4% to 13% of the price depending on how the deal is structured.
How much revenue can the resort generate?
Our business case projects around €260,000 a year in gross revenue for the whole resort (all six units together, from stays only and excluding VAT) in a stabilised year, with average occupancy of 69% and an average rate of around €188 a night including VAT. This is revenue before platform commissions, management and the estate’s running costs.
How is the holiday rental market doing in the area?
In San Vicente del Raspeig, over the past year, holiday rental revenue rose by 29.8%, the average nightly rate by 22.8% and occupancy by 9.7%, while the number of active listings fell by 26.9%. The low season is also strengthening: from November to March, average occupancy rose from 43% to 55%.
Can I see the business case?
Yes. We share the full business case, with revenue, costs and projections year by year, with buyers who have genuine interest in the project. Get in touch and we will send it to you.
Do I have to run the hotel myself?
No. The resort comes with a fully developed operating concept and end-to-end professional management, with a single point of contact. If you prefer, you can also run it yourself or adapt the concept to your own positioning.
Is it licensed to operate as a hotel?
Yes, with a permanent hotel licence. The estate is registered in the Valencia Region Tourism Register as a three-star aparthotel, open all year round. Unlike holiday homes, a hotel’s registration does not expire after five years.
Can it be bought as a private home?
Yes. As well as its hotel use, the estate is a large private residence to enjoy with family and friends: a main house and five guest houses, two swimming pools, a wellness area, views towards the coast and the sea, and walking trails straight from the estate.
Where is the estate?
In the municipality of San Vicente del Raspeig, north of Alicante and beside the hills: about 15 minutes by car from the city centre, 17 from Alicante-Elche airport and 15 to 20 from San Juan beach. The estate is south-facing, with sun all day long, in winter too.
How much tax is payable on the purchase?
It depends on how the purchase is structured:
- Direct purchase of the property: 11% ITP (€214,500).
- Purchase of the business as a going concern, subject to conditions: 8% ITP (€156,000).
- Purchase with VAT under the reverse-charge mechanism: 2% AJD (€39,000).
Legal fees and the other transaction costs come on top of the taxes. Each route has requirements: decide on the structure with a tax adviser.
